Presentation - Ensure that your property is sparkling clean and the grounds and gardens are mowed, trimmed and weeded. Promotion - High quality marketing photos are a proven way to entice more prospective renters to enquire on your property and ensure your property achieves its highest rental potential.
Open for inspections are conducted not long after listing the property for rent. Our aim is to conduct two to three per week until it is leased, this is subject to the renters availability if it is tenanted. After each inspection is conducted you will receive an email outlining how any prospective renters attended.
Our application process is very thorough. When a renter submits an application form we make sure all the information we provided is true and correct before condensing the checks. All references are called and information recorded. A check is also completed on TICA and calculation on the affordability for each renter.
Our moto is we 'we treat your home as if it's our own'. The information we collect is provided to you along with our professional opinion. This is a very big decision but we are here to help make the right one.
Once a suitable renter is secured all lease documents are done electronically. The renter will read and sign the document before it gets sent to you to sign. Unfortunately we can not change a lease agreement but we think it is important for all rental providers to read and sign the lease so they also understand the terms themselves.
This day is incredibly important to our renters. This day can come with a lot of emotions and excitement. Ray White Wodonga welcomes our renter at the office to collect the keys where they are given a cheese platter to enjoy after they have finished moving. They also arrive at their new home to find a welcome to your new home door tag, these extra touchers are one thing our renters praise us on.

Open homes will be conducted between 9:15am - 4:45pm Monday to Friday. We recommend having 2 - 3 inspections a week.
If your investment is currently managed by another agency, it is a simple process to transfer the management to Ray White Wodonga.
Once you have signed our Managing Authority, we notify your current agent on your behalf. We will then collect the file and contact the renters to introduce ourselves and run through our office procedures and payment options.
This process is easy and FREE!
A fixed term lease provides rental providers and renters with the most security and helps to ensure that rent payment commitments are met. Our office offers nine or fourteen month leases.
A rental provider can only give a notice to vacate on the first fixed term, allowing enough time to do this if required is paramount.
A small difference can affect the number of enquiries a property receives.
We work closely with our rental providers to identify their goals in the immediate and long term because we know the importance of getting this right from the start. We conduct thorough market analysis to help us understand the current market rate of similar properties in the local area and assess each property to understand its value and potential. If a stable rental yield is the goal, then a slightly lower rent might give the peace of mind of a secure tenancy long term.
However, we strive to communicate with all our rental providers openly and honestly whether our recommendation is to increase, decrease or maintain their rent. We have our rental provider’s best interest at heart and will always provide the very best advice when it comes to the future of their tenancy. By maintaining a strong knowledge of the market and performing regular market analysis, we can help rental providers ensure the rental rate remains competitive but fair.
When we receive notification that a renter wishes to vacate a property we will confirm all details with our rental provider, and outline for you the next steps to ensure the property is tenanted as quickly as possible. Properties will be listed as available for rent immediately unless you advise us otherwise. We will also take care of all the necessary end of tenancy documentation and will collaborate with existing renters when scheduling property viewings if needed.
A vacating or ‘final inspection’ will be carried out to ensure your property has been left in good condition. We will be inspecting the property for any damages and identify areas that are deemed fair wear and tear for which a renter cannot be held liable. Once the renters vacate and the final inspection has been completed we will ensure that the bond refund is processed promptly and any final deductions for outstanding rent, utilities or damage are recovered for you.

• Loose hinges or handles on doors or windows and worn sliding tracks
• Cracks in the walls from building movement
• Small chips and scuff marks on skirtings and door frames
• Paint faded or discolouring over time
A schedule of routine inspections allows us to inspect the property regularly and keep an eye on how the renter is keeping the home and any repairs or maintenance required that could increase the potential rental income of the property and make sure it remains safe for renters to live in for the duration of their tenancy. We conduct inspections in the first three months of a tenancy that then allows us to set the future inspection schedule six monthly after that.
We regularly assess their service and only work with the very best. Before we appoint a contractor, we get a copy of their licences, insurance and certificates and confirm their pricing is competitive. We have a written agreement between all of our trades.
Providing ongoing care and maintenance to a property is in everyone’s best interest. If a property is kept in good condition it’s then a matter of maintenance, but once it falls into disrepair then it can be much more costly to bring back to life. Our team will act quickly contacting the rental provider to discuss the next step.
Please note: Our office will deal with after hours maintenance in accordance with the Residential Tenancy Act.
A common question we get is about our Management fee and why are some agents cheaper. The simple answer is, other agents cant match what we do at a cheaper price. Its like all things, the cheapest isn't always the best and you get what you pay for.
We recommend advertising no more then 5-6 weeks out from the available date.
The rental provider pays for the full amount for the council rates. for the water rates, the rental provider pays for the service / sewage part of the water account. The renter pays for the water consumption.
This is optional but we highly recommend all rental providers obtain landlord insurance. This will cover you for things like renter default or loss of rent if something happens to the property and the tenant can no longer live there.
You will need to contact your insurance company and let them know the property will be an investment property so they can add public liability to your policy.
You will need coverage for things like your oven, carpet, blinds etc.
In the Additional Info link above there is a TICA Landlord Insurance information sheet which includes some contents insurance in the policy.
The rental provider must ensure that a gas safety check of all gas installations and fittings on the premises is conducted every two years by a licensed or registered gas fitter who is endorsed to service Type A gas appliances. If requested, they must also provide the renter with the date of the most recent safety check in writing.
If a gas safety check has not been conducted within the last two years at the time the renter occupies the premises, the rental provider must arrange a gas safety check as soon as practicable.
Carbon monoxide, or 'the silent killer' as it is often called, is a highly poisonous colourless, odourless and tasteless gas that is caused by faulty or unserviced gas appliances.
But as fatal as it can be, it can also be easily prevented with regular maintenance and by recognising the signs and symptoms of when carbon monoxide is present. To ensure you are protected as a property manager, rental provider and renter, here is what you need to know to prevent and quickly identify carbon monoxide poisoning.

An Electrical Safety Check of all electrical installations, appliances and fittings provided by a residential rental provider in the rented premises is conducted every two years by a licensed or registered electrician.
If requested the residential rental provider must provide the renter with the date of the most recent safety check, in writing.
If an electrical safety check has not been conducted within the last two years at the time the renter occupies the premises, the residential rental provider must arrange an electrical safety check as soon as practicable.
If the safety check shows that electrical repairs are needed to make the property safe, a rental provider should hire a Registered Electrical Contractor to do the repair work

The rental provider must ensure that each smoke alarm is correctly installed and in working condition (including replacing batteries) and that they are tested according to the manufacturer’s instructions once every 12 months.
This process ensures your property is always compliant with your insurance policy. Maynes Eletricial offer a discount for multiple properties.

Monthly fee, covering cost of rental provider payments, statements, expenditure report and programs our office uses to manage your rental property successfully.
One off fee at the time a current renter renews their rental agreement covering the cost of rent review, preparation of rental agreement and follow up to ensure rental agreements are returned.
